1 All guests must be accompanied by an owner when using common facilities, boat docks or boat ramp.
Fishing in Walden Pond or from community docks is restricted to property owners and accompanied guests.
2 Property owners and guests of property owners who launch boats at the boat ramp must return their
trailers to the property owner’s lot immediately after launching their boat. The gate is to be closed and the
lock secured when you leave the area. Only the property owner is allowed to have the gate key. Golf carts
cannot be left in the paved ramp area.
3 All vehicles must be parked on the owners parking area or in a garage/carport. Parking on the roadside
is prohibited except for short term parking of guests’ vehicles at a social event when there is insufficient
parking on the property owners’ lot. Unauthorized parked vehicles will be towed at the expense of the
owner of the vehicle. This rule includes any and all trailers.
4 Boats are not to be left tied up to the boat launching area dock for an extended period of time. This
dock is for short-term use only. Move your boat to the long dock as soon as possible.
5 Boats tied to the long docks overnight are to be removed after ten (10) consecutive days.
6 To encourage safety, noise reduction and the protection of the environment, please operate watercraft
at idle speed on the creeks surrounding the community. Pay particular attention when you pass by the dock
and boat launching area. You are responsible for your boat wake.
7 No motorized (gasoline) vehicles on Walden Pond.
8 Observe maximum speed limit of 25 miles per hour on Winding Creek roads.
9 Trash containers are to be stored on the property owners lot next to their house and out of site from
the road as much as practical.
10 Skateboarders, roller-bladers and bicyclists are not to be towed by any vehicle.
11 No person under the age of 15 may drive any motorized vehicle ( electric or gasoline ) on our streets
or common property unless accompanied in the vehicle by a parent.
12 Alligators are not to be fed or harassed.
13 First violation of any of the above is a letter of reprimand for the Board of Directors. Second violation
is a Fifty ($50.00) Dollar fine with suspension of common area privileges until the fine is paid. Subsequent
violations fines and penalties are to be set with the property owner appearing before a special meeting of
the Board of Directors
